Today I found myself undertaking a homebuyers property survey in a 1930′s mid terraced dwelling. The property had been extended and the dining area had a large damp stain on the ceiling. My initial instinct was that the bathroom was in this corner of the house. On further investigation on the first floor the bathroom was indeed above the stain and the mastic seal had failed around the bath. This was easy to report, giving it a condition rating of 2. Whilst the damage is not threatening the stability of the property, this needs to be resolved soon to ensure that this issue doesn’t manifest itself into a condition rating 3 defect.
